Landlord training also includes: Accepting metric f*ck ton of cash. Being harder to find than Carmen Sandiego when it comes to giving deposit back to a former tenant.

Absolutely. I'd love to be all like 'Well as the apartment is only 79% functional, I will only pay 79% rent' and then wait to be passive-aggressively emailed into a coma and/or death.
