The counter I might offer is that 1 & 2 could be seen as dog in the manger scenarios, with someone who doesn't strictly need that amount of shelter--a vital human need for survival--sitting between that shelter and those who do need it. It's not just that it's rent-seeking.

Of course it's more complicated than I can put in a tweet, but in general individuals holding onto more housing than they need or can keep up with affects the whole market in availability and prices overall. It being a human necessity that they're so affecting seems relevant.
