Distributing that profit (economic rents, in a technical sense) is a policy determination. Taxes distribute some of the profit to the government. Rent control distributes some to the tenant. The residual goes into the landlord’s pocket.

In theory, being a landlord of a single house is the least "capitalistic" of the alternatives, as it involves the most labor on your part in maintaining the property; whereas the hassle-free investment into the stock market is solely a return on capital with no labor on your part
