    thoughts: cities go to great lengths to require buildings to hide mechanical equipment and shrink signs, and then people complain that buildings are featureless boxes. 🤔 The best buildings are the ones that don't try too hard to look important or make a statement.

    The 2020 does not change any property taxes. That said, it will save Californians money, since the state can borrow money at a lower interest rate than individual school districts can. 5/

    The 2020 is a $15 billion bond for earthquake safety and other building upgrades. State borrows the money, $9 billion goes to K-12 schools and $6 billion goes to UC, CSU, and community colleges. Learn more at and 4/

    The 1978 Prop 13 limited property taxes to the value at the time of purchase, plus a 2% increase (not adjusted for inflation) each year. This shifts the tax burden to new buyers, as well as to homeowners (who sell property more often than corporations) 3/

    The 1978 Prop 13 tax revolt cut property taxes but devastated California schools & local government. While sold as a way to protect low-income seniors from getting priced out of their home, it also cut taxes for corporate property such as refineries, skyscrapers, theme parks. 2/

    That's the real irony of all the memes about "generic urbanism" or "developer modernism". Even if building look similar, each one is custom, and as a result, expensive. 4/

    Part of the problem is that almost every building is custom, so there's little learning curve. While not every piece of land is the same shape, each city for have a few standard types. 3/

    When buildings are designed, contractors make cost estimates based on number of square feet & the type of construction (wood vs concrete, etc). There's some value engineering, such as using cheaper flooring. But nothing like the comprehensive engineering seen in other fields. 2/

    Housing Twitter talks much on effect of affordable housing requirements, permit fees, parking, etc on feasibility of building homes, but surprisingly little on largest cost of all: construction. 🙃 Figure out a way to cut construction costs by 20-30% & a lot more is feasible. 1/
