the net effect seems to be that you end up leasing land instead of owning it. you're incentivized to put it to use. one b/c the land value tax is a drain, and two (and this is the big difference) capital gains are UNTAXED. carrot and stickpic.twitter.com/h7Fy0JhxN0

so in a failed communist state people didn't see the point of doing anything (no leadership). in a capitalist state activity was driven by greed.(bad leadership) in a georgian system the only profitable activity left is good leadership
