We had a super long talk about it, and I mentioned if he really wanted to ramp up value, he shouldn't add two bedrooms upstairs at all

@Shadesogrey My wife and I have remodeled our kitchen and 1 of 2 of our baths. Hopefully our local housing market will recover!
