I've seen this myself. My brother as a PCIe 4.0 M.2 board with 4x Samsung NVMes plugged in connected as one drive over RAID 0. Sequential read speed is a staggering 12+GB/s. Random read speeds are laughably bad, still. A lot of IO overhead on PC architecture still.

Then you have the issue of getting compressed textures into video memory requires reading into RAM, software decompressing, then calling into a GPU driver to transfer and swizzle them, with numerous kernel transitions throughout.

It's primarily the hardware and software I/O setup, right? I remember he said you'll be able to use off-the-shelf SSDs as well because they'll work with the I/O, but they need to be about 7GB/s due to the lack of priority levels.

And don't forget all the different hardwares in the custom I/O complex that will be help reduce latency, its not just about priority levels.

What would we gain/lose if this same demo ran on Series x?

if you watch the demo, they stated that they were streaming in polygons as the camera pans. which means the series x's half bandwidth could struggle streaming, but they have the TFLOPs to make it up but wont be able to stream as high fidelity as the PS5 from the SSD,

So basically from what I understand it's not the ssd itself but rather the implementation and optimisation able because you're using specific hardware compared to pc being able to accept multiple hardware from different sources ?

Well currently, PCs do not have the compression I/O techniques like consoles. With the direct storage API however, that woull change.
