IMO it's a yield chase, not a flight to safety. Negative rates around world pushing treasuries lower which benefits REITs and UTEs. Stupidly valued but wont change until rates do imo

Could you show some other valuation metrics as well? EV/EBITDA, etc.? This P/FCF one is unreliable--the two prior low points, one was at a price bottom (presumably, due to temporary collapse in cashflows) while the previous one was at a price top.
