If values are frozen at ‘19 levels, you pay taxes on a lower valuation considering average residential property values increased by more than 5% last year and commercial properties are up more.

But we capped the amount local governments can raise those amounts. Now, appraisals are the key driver.

Value means nothing for my tax bill until there's a rate applied. Half the equation. Local gov't generates tax rate to fund their desired bottom line AFTER appraisal role is certified. They have the most control bc it's their budget and they conjure the final variable.
