    Couldn't agree more. Reforms in ULBs have moved the least in the last 7y. Starts with direct election of mayors who have full responsibility n accountability. State interference in ULBs has been the bane of planned urbanisation

    It is time we get urban governance in order. We need directly elected mayors. We need less of stamp duties and more property taxes - states, centre must coordinate with municipalities. We need less zoning and more public transport. We need to use more tech for everyday services.
