Not entirely true these days. Most ARMS don’t adjust for 5,7,10 years. Avg life of a loan is only about 5-7 years before selling or revinancing to take out cash. The Indexs have stayed low over past decade so not much of a change.

Immoral or capitalism? Immoral is the education system fails to teach people how to think. Immoral is parents who likewise fail to teach economic accountability to children. How about fathers who abandon their responsibility to teach their kids?

Government guaranteed the loans. If the government never subsidizes the loan then no lending company in their right mind would loan the money. Universal Health care will take a similar path
