In the early 1960s, CA’s population was 15 million & we built 250K-300K homes/year. Today, CA’s population is 40 million & we build 80K homes/year. So our population nearly tripled while housing production dropped by over 2/3. And people wonder why housing is so expensive.

And those who live in those 1960s homes complain the most about “overbuilding” today!https://mobile.twitter.com/nextdoorsv/status/1047559489849839617 …

On the spot, it’s simple math. Supply is ⬇️ and demand is ⬆️ gives us higher prices and shortages of housing.

That works with land as well. If one builds where supply is ↑, then the cost goes ↓. If we think all of the additional housing needs to happen within 10 miles of the ocean, cost goes ↑ because land supply is scarce.

California population is increasing 1% per year. So we don't need many more units built.

1% of 40 million is 400,000 , and we only build 80,000 units a year... How does that make sense to you?

California laws have increasingly made it harder to house and employ people, to the benefit of corporate interests which have the money and connections to overcome barriers. #smallbusiness
