When I walk around NYC now, about 20% of restaurants have "for rent" signs. Sadly...CLOSED FOREVER. Competition is GONE. This could actually be the BEST time to open a restaurant in NYC. What other types of industries will mostly fail, leaving possible opportunity?

For the landlord, the best option is to be generous to the existing tenant and help them restart.

Some landlords can easily make that offer. But some landlords are tenants of the bank and have their own issues. This is more a financial issue than an issue of compassion in most cases.

Landlords can delay mortgage payments. It will be easier to bail out big lenders than millions of individual landlords so push the pain to banks.
