It (the headline) doesn't say timber is getting cheaper, it says steel is getting more expensive. Also, wood construction is much less desirable in certain (wetter) climates.

Do you remember back in the 70s the various kit homes? I remember (Asimov? Clarke?) stating pre-fab had to be the home of the future. "If you built cars like you build homes, a car would cost 100K. Build them in a factory, and ship to the site for assembly." (Gist)

I built 26 units in the 90’s factory framed and assembled on-sight. My observations are 1) material cost savings represent the bulk of all savings, 2) Better quality framing is a real advantage but only for those who care.
