There are things more than just fancy UI's leading to minimal latency. On top of that, 0 maker fees, free withdrawals, exposure to stocks, use any asset as collateral. I believe pretty much everything is in there.

FTX Pro app seems to me a much better version compared to old FTX app which was a web view. Not sure if you have tried that out.
