Zara does this scam they call "on time rent discounts." They claim rent is $3,000 but if you pay rent before 10th rent is $1,500. This is illegal. Report it to DHCR. We've been in court on this. tpuinfo@nyshcr.org rent.hcr.ny.gov/RentConnect/Te

Sounds like a prompt pay discount which is very normal in the business world. The owner/operator values cash early/in advance and as a result can offer a portion of the invoice to be left off the payment. That said, 50% is unheard of. Where are legal exhibits with payment terms?
