    Good bye single family neighborhoods Will the house next door be this? Image of single family home with large yard. Or this? Image of slightly denser duplexes. Paragraph describing how SB9 passing means ADUs could be built without CEQA approval and no backyards and would mean the "end of single family neighborhoods throughout California"

    This is not surprising - we have known for a long time that urban context matters to energy use. But I'm excited because I think this framework can offer a useful empirical complement to complex and time-consuming simulation-based studies that dominate the literature.
