Is it unfair to bet with someone when you know that you have special access to relevant information, and that if the person knew you had this access they would be unwilling to bet against you?
There are many cases both when it’s OK and when it’s not OK. There are different practices of betting, and (only) some of them presume you’re betting on the basis of some common knowledge that’s untainted by the special access you describe.
