it's the land, of course if the base lot was $1.2 M you wouldn't raise an eyebrow (hell, the land is prob worth $1.3M ; they have to budget for tearing it down)

I still can't understand how a postage stamp sized piece of land is worth that much money. I also can't understand how everyone in California seems to make 7 figure salaries working as organic celery inspectors.

I've talked to some. Many honestly can't believe one can functionally live anywhere other than top major cities (LA, SF, Seattle, NYC, etc). They're so used to such high prices they view our "affordable" as dirt poor. McMansion for $350,000? must be a run-down POS in a dead area.
