11/ There is relatively little spent on fit-and-finish inside dorm rooms. Wall to wall industrial carpet, not hardwood floors. Kitchens have cheap tile, big industrial stoves. Far less ft^2/person than in a home kitchen. So I suspect that building college-arch-style = $3M/bed

25/ Bottom line: everyone loves beautiful craftsmanship, big rooms, nice materials, walkable neighborhoods and green spaces. ...but they ALSO love affordable mortgages, convenient parking, safe neighborhoods, and private spaces. "people like X" is not an argument that X >>> Y
