      The dining halls, classrooms, amenity spaces, etc. don’t directly carry over. That’s like saying the office building, library, & restaurant across the street from a home are included in the cost of that home. They are not. It’s also built using costly materials on expensive land

      They wouldn’t be built at nearly the same scale or breadth of amenity, so yes. It’s wrong to extrapolate this to a four bedroom home because it’s an entirely different typology. These would be apartments in a mixed use neighborhood. Not for everyone, but your logic isn’t correct.

      11/ There is relatively little spent on fit-and-finish inside dorm rooms. Wall to wall industrial carpet, not hardwood floors. Kitchens have cheap tile, big industrial stoves. Far less ft^2/person than in a home kitchen. So I suspect that building college-arch-style = $3M/bed

      To be fair, I don't think people realize to what lengths were went to to get that project done at that price. The barn is actually "two barns". There's an outside shell, and an inside shell. Completely insulated inbetween the two.

          The lumber, tamarack, cedar, pine, etc was sourced and then cut at a small Mennonite sawmill. All done with artist passion, farmers knowhow. Shoestring (relatively) budget. It can be done. Just don't expect it to be done for you by committee.
