1/ Gosh, it's really surprising that people like living in a <checks notes> neighborhood that cost $600 million to build. 345 beds, you say? So it only cost $1.7M/bed? I think every middle class family should live in a home that costs (1.7 x 4 = ) $6.8M. It's just obvious!https://twitter.com/Cobylefko/status/1501729336256253957 …

I'm convinced people love college as much as they do b/c it's one of the few times when they get to live in a place that's walkable, full of green space, a strong community with friends close by, & has beautiful design. Designed by David M. Schwarz Architects & Hastings Architecture, the new residential college has 345 beds, classrooms, a dining room, great room, lobby, dance studio, & outdoor and indoor meeting spaces. We should build like this off-campus in mixed-use courtyard buildings. pic.twitter.com/5vW27Rji12

3/ I'm going to just say it: if you don't buy a six million dollar home in a walkable neighborhood designed by an architect on your salary as a manager at Jiffy Lube, it's because you're a white separatist and hate good design.

4/ ok, so if the residential colleges are similar sized, then the cost is just $1.7M for a home w 4 beds. Re "dining halls, class rooms", these carry directly over, bc middle class homes also have dining halls, living rooms, etc. >>>https://twitter.com/Cobylefko/status/1501930136085712897 …

Your numbers aren’t correct. $600m is the cost for 4 new residential colleges, this is just the first. It’s not just beds, there’s classrooms, dining halls, libraries, offices, amenity spaces, etc. High level of craft, so you can build similarly compositionally for less cost.

5/ Middle class homes also have garages / parking, which college dorms do not. Every few years there's a new bespoke "walkable neighborhood" ... and they sell 10 or 80 houses. ...compared to mega developments that go up daily that sell thousands. People want garages & yards

It shouldn't cost that much though. Old style beautiful buildings can be built now for a lot less than that bloated budget. This was built for about 750k USD, including purchasing needed land. https://g.co/kgs/YHvQ7a

8/ ok, so you want to subtract out the price of dining halls ... and only compare the price of 10 foot x 15 foot bedrooms? Are you saying that in the cost analysis, we build houses that have 3 small bedrooms, no kitchen, no dining room, no living room?https://twitter.com/Cobylefko/status/1501931475754696705 …

The dining halls, classrooms, amenity spaces, etc. don’t directly carry over. That’s like saying the office building, library, & restaurant across the street from a home are included in the cost of that home. They are not. It’s also built using costly materials on expensive land

The other part that people tend to miss is the economic logic of the mega development. The point is lining up lots of work and material in relatively interchangeable fashion for the boys. Want something complicated for your single detached house? u pay a giant premium

My grandfather built that building in 2017. I am intimately aware of how it was built and the cost. The faced stones were salvaged from torn down bank barns. A concrete wall was poured with rebar sticking out, the stones were then re-laid using rebar to hold to centre wall.

To be fair, I don't think people realize to what lengths were went to to get that project done at that price. The barn is actually "two barns". There's an outside shell, and an inside shell. Completely insulated inbetween the two.
