      5) doesn't work in hot markets. You might ask 'what do you have to lose' and the answer is 'your seat at negotiations to people who don't lowball the seller' - which is an issue if every house is going in ~6 days.

      Thoughts on buying a house if you're unsure if you'll still be in the area, say, 5 years from now? It'd be nice to stop renting but unsure if this ends up being a net loss from fees or such.

      Any tips on long distance buying? I’m on the west coast. Thought about buying in Florida earlier this year. Prices we’re getting crazy, houses no sooner listed than sold, etc, so decided against. One problem: interpreting the http://realtor.com  neighborhood safety ratings.

      Do not be swayed by the paint and decorations, except where they demonstrate routine maintenance. Ugly colors and furniture aren’t to be considered. Some good places stay unsold for this, which is good for you.

      Really knowing the market ahead of time gives you the ability to act and react quickly. In a seller's market (I'm not sure what sort of market we are in atm) that can be the difference between getting a house and getting scooped.

      15/ knowing the market cold, we saw the house and we told the realtor IMMEDIATELY "put an offer in right this second" now, that said ... I also had big brass balls and came in at 15% under asking, bc I knew the market was very slow and the seller appeared desperate

      So local market dynamics matter a lot. In many places prices have increased by double-digit percentages over the last 18 months. Real estate gains are "lumpy" that way. Proceed with caution - continuing to rent may be the best move.
