That's an expensive, touristy area about as close as you can get to Gatlinburg and the smokies and still find flat, arable land. The markup makes sense to me.
That’d be about 50% high if it was good flat tillable here in the Corn Belt. But again, who knows? Maybe it’s 916 acres of veneer-quality oak and walnut and it’s a steal. Or maybe it’s just in an area that’s desirable for the kinds of reasons I generally find inscrutable 
My favorite I've seen here in Spain was a full on manor house, exterior stone buildings that used to be olive oil manufacturing, and 57 hectares of land that was mostly a mountain covered in trees, plus a paltry 10-15 hectares of olive groves. 1.5 million euros.
