4/ It's not looking at the younger generation - it's looking at ALL generations. So the household that has 2 generations in it gets counted twice - once for the older and once for the younger. 7 houses, only 1 of which is multi-gen...but the data will say 25% !!!

mine: a mix of 1. in some ways (e.g. land) it's genuinely better, so once it was viable due to cars it was natural; 2. wealthy people fleeing degenerating urban conditions (and trying to make it hard for any but the wealthy to follow them)
