3/ Cynically: it's blue tribe people who have, with their policies, ruined the blue tribe areas, and are now looking for some new area to colonize that isn't full of all of the things their policies create (low iq immigrants, black crime, drug abuse, rampant theft).

Wife and I are hoping to move to an acreage. House is sold, jobs in line locally, the last step is accommodation. There are structural local government protocols that make it harder to address this idea (living rurally) here. 1. Rural counties favor large landowners....

As someone who had similar ideas in my early 20's and floated it to friends, another issue is that people have different lives, relationships, and different career paths that pull them away, and sometimes friendships sour. The coordination problem is rather difficult.

Everybody has to agree on where to live and each has to have adequate employment options. Maybe more viable in a world with greater WFH options.

People want to live with people like themselves. The millennials drank the cool aid of individualism so hard they atomized. Now they've discovered it isn't all it is cracked up to be and they are looking for an alternative.
