I think the key problem here is that BLK is not just any buyer. A roll-up of single family homes and oligopolization of that market would have nasty knock on effects. And they have priorities beyond investment returns.

Perhaps this will resonate (perhaps not); BLK as a landlord in your town won't just own homes; they will own the zoning board, and the state reps/officials who could overrule them. Their barn (or Sec 8 house) will be successfully defended.
