      10/ a great idea when applied to suburban houses. or it may not. What this is NOT, however, is a "transfer of wealth", as the thread claimed. A privately owned firm is HANDING OUT CASH to builders and land owners. No guns are being used. No special laws are being passed.

      Yeah, the base of the complaint should probably be that the firms in question benefit from scale in a way that makes competition with them difficult, and that the scale effect is largely driven by access to super-low rates/financial terms unavailable to smaller players--

      --and *that* is only possible due to government policy. When big funds get propped up and bailed out then that sours people on their subsequent actions (using their size/scale) even when those actions themselves aren't always bad (entering rental markets).

      If the gov won't let big players go bankrupt it makes the free market case (that if thry are overpaying they will be insolvent in the long run) tougher to buy. The root problem, though, is that policy, not the firms taking (rarional) advantage of it.

          I think this theory is worth paying attention to, but not nearly demonstrated at this point null hypothesis is that Blackrock etc are just making a big bet on NIMBYism in highly-demanded housing markets

          GP I think my only beef with your point is that too often when the spending spree on unwise investments goes tits up, the feds swoop in and bail out the allegedly "too big to fail" investor, thus socializing the risk. But then that's not actual market behavior, is it?

          there's a conspiracy theory that roughly goes: 1. houses are not normal financial assets, ownership of homes (+ land) has important downstream social consequences 2. these purchases are being made to change those social factors, not for monetary returns

          3. the monetary loss this implies will be made up by favorable treatment from government agencies (the fed, most obviously, but also every other regulator) 4. thus, this is not a normal investment, it's a backdoor into taking control of the housing stock
