When I was in grad school, I met a local real estate investor who said she never bought a property listed for sale, that that was a sucker’s game. Don’t know if I’d go that far, but it stuck with me.
I’ve spent the last month searching the plat maps for suitable parcels (or larger ones with suitable corners) and collecting names and addresses of non-resident owners from the county GIS. My wife and I wrote a letter introducing ourselves and explaining our goals.
Sending out 36 letters in this batch. No idea if we’ll get 5 responses or none at all. But these were the very best parcels that checked every one of our nice-to-haves for size, location, woodland, etc. If we don’t get a taker, there’s a lot more properties in the next tier.
