Yup, same here (rural IN). We’re hoping to buy the place we’re currently renting, but have been watching for other options, not seeing much listed. Word is most sales are happening privately.

I sold my Homestead in central Texas in 2 days, FSBO on Zillow after a bidding war from 2 sight unseen families. One from NY, the other from the Beltway. Bought a bigger place (14 acres, 3k sf) in OK near friends for $200k. Bare land, less acreage is now $300k.

We're just trying to get a place in the suburbs and prices keep going up faster than we can save. Doesn't help that nyc announced next year is the last year of the g&t program--and no one even knows how the admissions process is happening for that.

Same thing happening in SE TX. Moving from city to 17 acres that's been in the family for several generations. The local power company will only ally 20 min to each new install because so many people are moving in.
