5/ http://www.chapwoodindex.org/ Look at the right hand column; that's the average over the last 5 years. If we check out Boston at 10.4%, and compute 1.104 ^ 5, we see prices are up 60% since 2016. Yeah, that's fair, they haven't dropped since 2015 much (gone up in some periods)

but either way, look at the head of the thread, re tools, etc. maybe your argument is that low interest rates lead to RE inflation, leads to HELOCs, leads to increase in money supply ?

Low interest rates lead to higher sticker price because people can "afford" "more" loan. This isn't something I've researched closely though.

I understand that, but I'm quizzing you specifically on ER vs durable goods like kitchen gadgets MAYBE lower interest rates lead to inflation in kitchen gadget price, but it's not as simple to see as "low interest -> higher house prices"
