i think a lot of people who rent in ultra-expensive cities think that all rentals are like that - that without rent control, they're just licenses to print money whereas in places with normal housing supply dynamics, rental ownership is a low-to-middling-return investment option

Given the housing prices in those ultra-expensive cities any investment that is depending solely on rental income is a very low return option

The poor are coerced into renting housing. Landlords hoard more shelter than they can ever use, which is the main cause of unaffordable housing. If you can understand why hoarding hand sanitizer for profit is wrong, you can understand why hoarding shelter is absolutely disgusting
