13 acre parcel near me went up for sale, asking price $66k.
I consider it fairly unbuildable - access is via a more or less vertical cliff face, and it's adjacent to a working quarry.
I offered 50% and was laughed at.
Today I saw that it's under contract.

113? Access via your road looks fine to me. I would definitely visit the neighbors on both sides to make sure they know that the parcel extends out to the road. Wouldn't want them to build a big building right next to it. Oh, wait, somebody already has. Road already exists, tho.

113.1 which is BEHIND 113 is for sale. That path you show belongs to 113, and 113.1 has an easement over it. Limited authority to drop trees, pave, etc. Town requires more width for emergency service vehicles. Gotta put a driveway through the "cliff face" on adjacent road.

Oh shit. And the front of 113.1 is right next to the quarry. 21% grade. Crazy. You would almost do better to buy the stub of quarry property off the end of Grandview Dr. That road is hella steep, tho. At least it exists and is public. Still, hardly worth $33K.

"Under contract" doesn't mean that they're actually paying $66K. I mean, 13A in Weare is nice, but that lot has problems.

agreed, it doesn't mean $66k that said, if it was much under asking, a decent RE agent would have gotten back to me and seen if there was any wiggle room in the offer /shrug it's fine just curious how it's going to work out

my RE guy (likely the one you bought your house from, at a guess) put in my offer, and said "if it's on the market in 3 months I'll re-submit it") that, plus checking http://realtor.com , is the only loop I'm in !
