I consider it fairly unbuildable - access is via a more or less vertical cliff face, and it's adjacent to a working quarry.
I offered 50% and was laughed at.
Today I saw that it's under contract.

I have v. large and successful corp client that routinely buys "cheap" land for their new facilities without conducting any site assessment, cartoons their "standard" building and yard onto it, then expects us to make it work.
