1/ When wife and I pondered farms ~7 years back, we made a list of possible locations: NH, Alaska, Idaho were at the top. We ditched Alaska bc of short growing season. 2/ TN is a great choice, and we have lots of friends who love it there, but it was a bit too warm / humid for either of us. NH was near friends, family, and work contacts.

If Florida turns from purple to blue, and Texas goes blue... I have no idea where I'd go. I'm getting to the point that I may actually be able to afford a rural home & property that meets my standards - especially since WFH is a bigger thing now. But I hesitate some.

That's sort of the problem, there is no perfect place. Heck, good is stretching it somethings. Even Morlock ended up with a bad neighbor and city legal battle.

Of course, it was never a question of whether he'll win. The question is what will be the cost of enforcing his rights. And I somehow doubt bad neighbor is going to get better after losing the case.
