How reasonable is it to use resistance bands on the bar to simulate 2-4 plates of extra weight? Considering this as an alternative option for home gym set that doesn't put hundreds of extra pounds on my floor.

I'm betting your floor can tolerate hundreds of extra pounds. If you have concerns, you can build or buy platforms which can tolerate the weight and which will distribute the weight across a large area of your floor. My guess is bands will be awkward to use or hard to engineer.

IIRC your original plan was to put the home gym in the basement / storefront / something and also make that a cafe? am I hallucinating? Or was that some other friend?

I don’t want to kick them off their lease if I don’t have to and I think it’ll also be useful to have the weights closer to where i usually hang out

who's in there now? but, yes, if not on concrete, I concur w Eddie that a lifting platform that spreads the weight over lots of joists will get the job done. lifting platform = * 1 layer plywood, 8'x8' * 1 layer rubber * 1 more layer plywood there are plans ("plans") online
