so the owners of the land aren't incentivized to maintain the quality of the resource they own? that goes contrary to all other economics. My local firm that rents out bobcats, tractors, etc., does a LOT of maintenance on those assets to keep them in good quality.

Still doesn't make sense that someone would buy *anything* as an 'investment' then allow it to deplete in value. A person would have to be extremely stupid with their money to do that AND to let it go on for years.
