Yes per year. 4-9 GBP implies quite high discount rate for promises from "Bufffett", but admitted I didn't give too much information :).

Well, it's Northern Electric's, British electricity network subsidiary of Berkshire Energy, preference share which is ahead of equity but behind junior debt claims, currently yielding 5 %.

Yeah I didn't know anything...so with that in mind...I tried to use a good margin of safety: 1. Inflation 2. Company goes belly up
