I think we could see a 40% reduction in number of in person colleges. I think we will see a permanent change in office demand. I don’t think it’ll come back, some yes, but big reduction by as much as 30%. Outsourcing plays into that.

I don’t have a better guess though it’s important to differentiate from elite top 100 schools, middle and the low tiers. The elites won’t miss a beat, I think.
