No way. Economics don't work for teardowns/rebuilds as industrial in semi-rural areas. Land is too cheap. There are plenty of applications that don't need 40 foot clear heights. Price has to be right though. $150sqm is $14sqft and that's below replacement cost.

This is in Austin. Land is not cheap here.
