I think you'd have to demolish this store and start from scratch (someone with more construction experience tell me if that's true). You need at least 2 docks, at the very minimum, so you can receive and ship out at the same time. A FC this size could have as few as 1-2 people.
So there's no need for this parking. And the ceilings are way too low for storage. The whole thing is mess. To boot, unlike warehouse lots, no one wants to live or work in a low-ceiling concrete box without windows.
