Good data point. Dallas also benefits from the fact it’s actually a ton of different cities and multiple counties.

Funny you say that. The Bay Area is gridlocked and ineffectively governed in part because it is a ton of different cities and multiple counties.

Usually it's good to have competition i.e. carrollton competing for a investment vs plano or whatever. Why doesn't it work that way in SF? Because California is the problem?
