Fund thesis: You're an older owner of Class C apts in LA. Tenants aren't paying, understandably. By law, they have 12 months to repay. CA blocks eviction filings until 90 days post crisis. From filing, each case takes 2-6 mo's and costs $5-20k. Do you push thru? Or sell?
