      Figuring out what to do with these is a multi-billion dollar opportunity. Kind of like repositioning old mills into outlet malls and lofts was.

      Haven't looked at the structures but think they've got to be master-planned town centers. Question is how much density can you get because that drives the office and retail tenants who will back your loan

      My theory is that you convert as much as possible to housing, then make the rest satellite office space for tech co's. Basically, a hub for live/"remote" work.

      This location is hindered by the difficulty of getting to in-person meetings. This thing is three hours from anything -- over typical Vermont roads. Put this an hour outside of ATL/DAL/AUS and you got something though?

      What’s your opinion as to how far away the logistics center needs to be from the two cities to be optimal? Why not just locate two smaller facilities on the outskirts of town. Seems better for our e-commerce explosion.

      What's far? Walton didn't open a store more than 4 hours from his distribution centers. We have a warehouse that is 1 hour east of Dallas and about 45 minutes west of Tyler, TX (pop 100k). It is right on the highway but it is in logistics no-man's land.

          When our forklift breaksdown we need to hire people in Tyler. As far as I can tell UPS etc. charge us more because of our lack of proximity to their terminals. But, to your point, Tyler is really not an anchor city. It's not like we are between Austin and Dallas or something.
