As a multifamily owner, right now feels like the calm before the storm. Won't know whether it's a squall or a hurricane until April 1, when rents are due.

We'll see. One wild card is what happens with colleges. It's conceivable graduating students kind of jump into adult life earlier than usual... Which would have the impact of pulling June / July leasing forward somewhat.

I'd think that only the rich ones would be able to do that and the rich ones' parents won't be psyched about them "leaving the nest" during a pandemic, but who knows.

Our tenants tend to be fairly affluent, though of course there's a mix (know this bc we have lots of co signers)

I figured from listening to your strat. In LA, I would think first apartment out of college would need mommy and daddy to co$ign.
