Agree. But my point is that Japan's immigration is, compared to the us's, nonexistent so the comparison does not make sense to my mind.

Too many differences. It is not a leading indicator. Worth studying and comparing, but not something I'd base a predictive thesis on at all.

Also, from what I've seen, Japan has quite different supply Dynamics i.e. Tokyo keeps building while many us cities do not.
