With how sticky housing is, cities that seem overpriced and overhyped can be excellent investments. For example, everyone loves Boulder, CO. With how most jobs are structured, it will take a long time for the population who wants to move there to get there.

Your point is correct. Boulder is probably a good housing investment. But you have to be wealthy to do it. Boulder is a gated community. They have put in place very restrictive zoning laws to keep it that way.

What are some similar cities that don't have restrictive, cartel-like zoning? Austin? Provo, UT?

Check out Colorado Springs. That’s where there is real value. If you don’t have to fly too often. Inexpensive homes. Awesome weather. Close to epic skiing w much less traffic to those resorts v Denver to vail
