There was an article a while back that said that much of the profits from building a stadium were coming in via the surrounding real estate.
This is kind of weird question because: - there are cities who have stadia downtown, but no one (not no one...but you know what I mean) lives/goes downtown i.e. NBA Houston - there are cities who have stadia not downtown, but people live/go downtown i.e. NY Yankees
