That sounds about right. Maybe it'd work if you owned the property outright, but 10% of gross would cut my margins to the bone.
None of my business and I don't know the situation but based on what I've read, it sounds like you too much relative to the rent (or your rents too low)

Derp, yeah, I'm forgetting that I just cashed out some equity AND shortened out to a 15-year. Nevermind. Still, you can lose your ass if things go badly and you can't get on top of it quickly - loss of heat and/or water damage is real bad.
