Good thread that is generally right (IMHO). With that said, in small city, USA industrial and logistics are probably overbuilt and of course sometimes land ain't that cheap!

*embarrassed* That makes sense. It's hard to imagine anyone tearing down a warehouse to build a new one outside of the northeast or California. For the most part, like you said in original thread, you can just buy vacant land.
